新加坡EC收入上限正式从家庭月收入$16,000提高到$18,000,但并不是所有 EC 买家都因此受益。
如果家庭收入在$16,000以内,您本来就符合 EC 购买资格,真正值得关注的反而是最后几批仍适用旧规则的 EC:5 年 MOP,可选择 DPS,second-timer规则也相对宽松。
如果家庭收入在$16,000-$18,000,未来终于可以正式考虑新一代EC,但接下来面对的会是10年MOP、不能使用 DPS。这时候应该比较的,不只是EC能不能买,而是10年MOP的新EC,和大众市场转售公寓,哪个更适合自己的家庭与资产规划。
如果您的HDB还有一段时间才 MOP,也建议提前规划。等到真正MOP时,市场上还有哪些EC、适用哪一代政策、是否应该直接考虑转售公寓,都会影响下一步选择。

Singapore’s EC household income ceiling has officially been raised from $16,000 to $18,000 per month, but not every EC buyer will benefit from the change.
If your household income is below $16,000, you were already eligible to buy an EC. What may be more relevant to you are the last few EC projects that still fall under the old rules: a 5-year MOP, the option to use the Deferred Payment Scheme (DPS), and relatively more flexible rules for second-timers.
If your household income is between $16,000 and $18,000, you will finally be eligible to consider the new generation of ECs. However, these upcoming ECs will come with a 10-year MOP and no DPS option. At that point, the question is no longer simply whether you can buy an EC, but whether a new EC with a 10-year MOP or a mass-market resale private condominium is more suitable for your family and long-term property planning.
If your HDB still has some time before reaching its MOP, it is also worth planning ahead. By the time you are eligible to move, the EC projects available in the market, the rules that apply to them, and whether a resale private condo may be a better option could all be very different.
