他们相信全球越不稳定,资金越会流向安全稳定的新加坡。优质土地越来越少,未来的新盘价格,很可能回不去了。
所以现在真正重要的,不是一直等市场回到过去,而是学会分辨,什么才是真正有长期价值,抗跌能力强的资产。

Why are so many buyers still waiting for prices to fall, while developers keep bidding higher and higher for land?
Singapore’s property market feels increasingly divided. Many buyers remain cautious and are waiting on the sidelines, yet developers continue setting new land price records.
Sites like Dunearn Road, Dover Drive, and Kallang Close were all sold at prices significantly higher than last year. Some non-core locations even achieved land prices higher than projects near Holland Village and River Valley.
More importantly, this isn’t one developer making an impulsive move. It reflects a shared view among multiple major developers.
Because developers are not looking at today’s market, they are looking at Singapore 5 to 7 years from now.
They believe that the more uncertain the world becomes, the more capital will flow into safe and stable cities like Singapore. At the same time, prime land is becoming increasingly scarce, which means future new launch prices may never return to previous levels.
So the real question today is not whether the market will go back to the past, but whether buyers can identify which properties truly have long-term value and stronger downside resilience.
