In recent years, the market has generally believed that 2 bedroom units tend to underperform 3 and 4 bedroom units in terms of capital appreciation.
But if we break it down, there’s one factor that’s often overlooked: the entry price of 2 bedroom units.
Take Stirling Residences, Parc Esta, and Treasure at Tampines. At launch, the PSF of their 2 bedroom units was higher than their 3 bedroom units. By the time they reached TOP, the PSF gap had narrowed, and in some cases, 3 bedroom units had overtaken 2 bedroom units.
So one reason why 2 bedroom units underperformed is that they were already more expensive on a PSF basis when buyers entered.
Now, if Thomson Reserve’s 2 bedroom units are actually priced lower on a PSF basis than its 3 bedroom units, the entry equation is very different from what we saw in the past.
So in this video, we’ll look at Thomson Reserve’s 2 bedroom units from two angles: entry price and historical performance, and see whether they’re actually worth considering.
