The concerns are quite clear: it’s not near an MRT station, the area feels more commercial than residential, school options are limited, and the parking ratio is relatively low. But precisely because of this, it filters out mass-market buyers and instead attracts a more niche group, high-income professionals working in one-north who value efficiency and short commute times.
Its core value comes down to two things. First, it’s very close to the CBD and Orchard, making driving commute highly efficient. Second, the surrounding area is packed with high-quality employment hubs, which supports strong and stable rental demand. On top of that, its pricing is relatively more attractive compared to other RCR projects near MRT stations, essentially trading convenience of transport for a better entry price.
If you don’t rely on the MRT, or you work in one-north, this project can make a lot of sense. But if you prioritise school options and everyday lifestyle convenience, it may not be the right fit for you.
