  • 律师费较高,sub-sale涉及买方、卖方及开发商三方,因此法律费用相应增加,整体法律费用约在 $4,000-$4,500之间。
  • 大多新楼盘交房时附带开发商赠送的家电如冰箱、洗衣机等。若买家希望保留这些设备,应在交易前明确与卖家协商,并写入协议,否则卖家有权将其移走。
  • 关注保修期与交屋时间,买家需确认在正式拿钥匙时是否仍处于开发商的1年保修期内。若保修期已过,即便发现defect,也需自费修复。

What is a sub-sale?

In fact, even if the project has obtained its Temporary Occupation Permit (TOP) and keys have been collected, as long as the legal completion has not taken place, the transaction is still classified as a sub-sale.

Advantages of buying a sub-sale unit

  • No need to wait for the construction of a new project. You can move into a brand-new home without delay and save on renovation costs.
  • You can physically view the unit and experience the actual conditions, such as layout, lighting, and surrounding noise, avoiding the risks of discrepancies between floor plans and reality.
  • Since the developer has not yet collected the final stage payment, buyers enjoy a few months of lighter loan obligations in the initial phase.

Things to note when buying a sub-sale

  • Higher legal fees: A sub-sale involves three parties, buyer, seller, and developer, making the legal process more complex. The total legal fees typically range from $4,000 to $4,500.
  • Developer-provided appliances: Many new projects come with complimentary appliances such as refrigerators and washing machines. If you wish to retain these items, be sure to confirm with the seller in advance and include them in the agreement. Otherwise, the seller is entitled to remove them.
  • Warranty period and key collection: If the seller does not agree to early handover, the buyer should confirm whether the unit is still under the developer’s one-year defect liability period at the time of key collection. If the warranty has expired, any defects found must be rectified at your own expense.
