新加坡新盘开盘火爆,就代表值得买吗?
看一个新盘,我更关心的不是样板房有多少人,首日卖了多少套。
而是几年以后谁会接盘,什么总价还有足够买家,以及今天的售价有没有提前透支未来空间。
每种户型未来对应的买家群完全不同。项目再好,如果价格太高,原本的地段、户型和供应优势,也可能被售价吃掉。
买新加坡新盘,真正要判断的不是会不会卖得好,而是这个价格到底值不值得买。

If a new launch in Singapore is selling extremely well, does that automatically mean it’s worth buying?
When I look at a new launch, I’m less concerned about how crowded the showflat is or how many units were sold on launch day.
What matters more is who will be buying your unit a few years down the road, whether there will still be enough buyers at that price point, and whether today’s selling price has already priced in too much of its future upside.
Different unit types attract very different buyer profiles in the future. No matter how good a project is, if the entry price is too high, its advantages in location, layout and supply may already be offset by the price you are paying today.
When buying a new launch in Singapore, the real question is not whether the project will sell well, but whether it is actually worth buying at this price.
