- Pasir Ris MRT市镇核心全面重塑
位于Pasir Ris MRT旁,原巴士转换站的2.9公顷地块,已规划为住宅与商业综合发展,规模相当于四个足球场。未来预计可提供580–650套住宅单位,并配置18,000-23,000平方米零售空间,体量至少为Pasir Ris Mall的一半。随着新 Community Hub 的引入,零售、餐饮、社区活动与运动设施将集中整合,Pasir Ris Town Centre有望成为东部更成熟、功能更完整的城镇核心。
- Sungei Loyang河畔新住宅区规划
位于Sungei Loyang河沿岸的约 20 公顷住宅用地,目前已在 URA 总体规划中标示为住宅区,并正进行生态与生物多样性评估。该区域未来可发展 约4,400套公寓或约3,000套组屋,部分住宅具备河景及潜在海景条件,整体定位为低密度亲自然的新型河景社区。
- Elias MRT 带动第二城镇中心形成
Cross Island Line 的 Elias MRT 预计于 2032 年通车。该站周边合计近 20 公顷住宅用途地块,未来可容纳超过 4,000 套住宅单位,并可能在后续规划中引入商业与生活配套,形成 Pasir Ris 的第二个城市节点。

Over the next 10-15 years, Pasir Ris is set to undergo a major urban transformation, evolving from a traditional resort-style town into a key eastern hub that combines transport connectivity, commercial activity, and riverside eco-residential living.
Pasir Ris MRT Town Centre Redevelopment
Located next to Pasir Ris MRT, the former bus interchange site spanning 2.9 hectares has been earmarked for integrated residential and commercial development, with a land size equivalent to four football fields.
The site is expected to yield approximately 580-650 residential units, supported by 18,000-23,000 square metres of retail space, at least half the size of Pasir Ris Mall.
With the introduction of a new Community Hub, retail, dining, community facilities, social spaces, and sports amenities will be consolidated into a single integrated precinct. This development is poised to elevate Pasir Ris Town Centre into a more mature and fully functional urban core for Singapore’s east.
Sungei Loyang Riverside Residential Precinct
Along Sungei Loyang, approximately 20 hectares of land has been designated for future residential use under the URA Master Plan, and is currently undergoing environmental and biodiversity studies.
The area has the potential to accommodate around 4,400 private residential units or approximately 3,000 public housing units. Selected developments may enjoy river views and potential sea views, positioning the precinct as a low-density, nature-centric riverside community.
Elias MRT and the Emergence of a Second Town Centre
The Elias MRT station on the Cross Island Line is targeted for completion around 2032.
Nearly 20 hectares of residential-zoned land are located around the station, with the future capacity to support more than 4,000 residential units.
In subsequent planning phases, the area may also incorporate commercial and lifestyle uses, creating a second urban node within Pasir Ris and further enhancing liveability and convenience for residents.
